A CMA is a fact-based picture of the current fair market value for your home based on its amenities, location condition and updates, related to other comparable homes that are for sale or have sold in the past several months.  Amenities include number of bedrooms and baths, approximate square footage, age of the home, property taxes, and desirable amenities like fireplaces, pools, etc.  A quick CMA is based on high data that only accredited Realtors have access to.  A full CMA from a knowledgable and experienced Realtor based on actual condition of your home, updates, how well your home shows, and the condition of other homes in your immediate area in order to accurately price and sell your home for fair market value.
